2923 SOMERSET DRIVE (FOREST PARK). Plattner Bailey Custom Homes constructed a custom green home at 2923 Somerset Drive in Forest Park near Freedom Park in Charlotte, NC under the guidelines of the USGBC LEED for Homes program and the ENERGY STAR rating system. This Victorian home blends in nicely with the surrounding community and uses the latest design and techniques to build a modern home while not compromising the architectural integrity of the era. By using a previously developed site located within a half-mile radius of numerous community services, this custom project has remained environmentally sensitive by developing on land that was previously developed. The locale of this site provides the homeowner with the convenience of walking, biking, or transit as alternative means of transportation to necessary services, minimizing the dependency on personal automobiles and their associated environmental impacts. |

HEALTHY. In providing for a healthy home, this home includes a sealed and conditioned crawlspace. A sealed and conditioned crawlspace provides a healthier environment than does a typical vented crawlspace in that it conditions the air contained within the crawlspace by use of the HVAC duct system and a commercial-grade dehumidifier. By enveloping the crawlspace within the total livable space, the air quality and temperature within the crawlspace is maintained at the same levels as that found in the livable space inside the home. This system is designed to address mold and moisture problems caused by frequent high humidity levels common in our region of the country and provides an ongoing remote monitoring system to ensure against equipment failure and that humidity levels are maintained at prescribed levels. |

ENERGY STAR. The total housing envelope was designed using a hybrid insulation approach and HVAC system to provide heating and cooling needs with use of less energy. Spray foam insulation is being used for the roof, blown cellulose is being used in the exterior walls, and, as previously mentioned, the crawlspace is being sealed and conditioned to complete the envelope of this home. This allows for all duct work to reside within the insulated envelope of the home, preventing energy loss through the walls of the duct system, an issue with most homes. It is noteworthy to mention that Duke Energy provides reduced rates to ENERGY STAR rated homes, therefore lowering even further the energy costs for the homeowner. |

The plumbing system is designed to utilize two tankless water heaters placed in series to ensure that hot water is provided on demand throughout the home. Plumbing fixtures were selected in meeting with LEED for Homes requirements to reduce demand on our water supply. These include faucets that have a water flow rate of 1.5 gallons per minute or less and toilets with flow rates equal to or less than 1.3 gallons per flush.
Plattner Bailey Custom Homes worked with its landscaping team to design landscapes that avoid the introduction of invasive plant species, include drought-tolerant plants, reduce the use of conventional turf and minimize the demand for water and synthetic chemicals.
Other advanced and green building techniques being used in this Forest Park home are composite siding for the exterior, locally manufactured brick for the foundation and chimney, highly efficient fireplace and ENERGY STAR rated lighting and appliances. Demolition material was diverted to recycling centers and recycled dirt and crushed concrete was then used to fill in the front and rear porch areas.
